Assigning versus buying

Tennessee's rule is built around assigning your contract. A double close is a different transaction — you actually buy the home from the seller, take title, then sell to your end buyer, often the same day. Taking title changes the analysis, and whether a given deal sits inside or outside the disclosure rule is a question for a Tennessee attorney. Where transactional funding fits
